The process
Five steps, one person guiding you.
Consultation
We start with a phone call. I want to understand how you live: your budget, move date, commute, pets, and what would make a place feel like home.
Personalized research
I research the communities that match, check current availability and specials, and gather the details that matter, like recurring fees and lease terms.
Narrow the options
Instead of sending a long list, I review the options with you and help narrow the search to about three places worth seeing.
Tour
I help coordinate your tour appointments. If you're out of town, we can use virtual tours so you can see what matters before you visit.
Apply & move
When you've found the one, I help you through the application and next steps. Just make sure to name me as your referral.
Why it's free
The community pays, not you.
Participating apartment communities pay a locating commission when a renter I've referred signs a lease. That's what lets me help you at no cost.
It doesn't change the rent you pay, and you're never obligated to lease anywhere. Some communities don't pay locator commissions. If one of those is right for you, I'll tell you, and we'll talk it through.
Important
Name me as your referral.
So the community can credit the referral (and keep the service free for you), please:
- Tell the leasing office that Courtney Giardina referred you, on your first visit or call.
- Write my name in the referral or "how did you hear about us" section of the guest card and application.
- Let me know before you tour a community on your own, so I can register you first.
If a community doesn't have a referral on file, it may not be able to credit one later.

Is apartment locating really free?
Yes, for renters. When you lease at a participating apartment community and I'm listed as your referral, the community pays the locating commission. You don't pay me to help you find an apartment. Buying, selling, and some other real estate services work differently, and I'll always explain that up front.
How does the process start?
With a phone consultation. We'll talk through your budget, timing, preferred areas, and must-haves. If you're local, we can also meet in person, and if you're moving from out of town, we'll work remotely.
Will you just send me a long list of apartments?
No. I research the options, review them with you, and help narrow things down to around three places that fit, so your tours are focused and worth your time.
Do you know which apartments have specials right now?
I check current specials and pricing for the communities that fit your search. Specials change often and aren't guaranteed, so I confirm the details with you before you tour or apply.
Can you help if I have credit or rental-history concerns?
Let's talk privately. Every community has its own criteria, and I can't promise an approval, but I can help you understand your options before you spend money on applications. Please don't put sensitive details in the website form.
Which areas do you cover?
Austin is my main focus. I also serve Round Rock, Georgetown, Pflugerville, Hutto, Cedar Park, Leander, Buda, and Kyle.
Do you help with rental homes, or buying and selling?
Yes. As a Realtor, I also help clients lease rental homes and buy or sell homes. Those services work differently from apartment locating, and I'll explain how compensation works for your situation before we begin.
What do I need to do when I apply?
Let the community know I referred you, and name me on your guest card or application when it asks how you heard about them. That's what makes the service free for you.
